Office ready technology have added value to their portfolio through fibre internet deployment and to their service offering through managing tenant technology needs. With a footprint of over 175,000 sq.ft of office space, across several buildings and with over 50 tenants, the company had come to the realisation that the standard fibre internet provision lead times of 3 months and complications around way-leave agreements were proving an to be an unnecessary obstacle to securing new lettings.

Introduction

THE CHALLENGE

Launcelot first approached Office Ready Technology when they were looking for a fibre internet
solution for their London Head Office, a beautiful period building on Wigmore Street, which was
undergoing a full refurbishment. With this project successfully complete, Launcelot began talking to
the team about addressing their wider portfolio challenges.

The Solution

In a highly competitive commercial market Launcelot recognised that its technical infrastructure was
critical to ensuring its office space remained best in class. Together with the Office Ready
Technology team they created a strategic deployment plan to make their portfolio internet-ready,
by pre-providing fibre for shared workspace. This would make their office space more attractive to
tenants, eliminate move-in time delays and generate revenue more quickly.

During the following 18 months, the team were given a broader remit, managing the roll-out of fibre
internet services across more of Launcelot’s London portfolio, including the Valentine Estate in
Southwark and 99 Charterhouse Street. 10Gb fibre ensured the data bandwidth needs of every
client could be met and resilient performance was built-in with back-up lines also provided.
Throughout this process, building trust with Launcelot has been a priority for Solutions Director,
Steffan Whitely.

The Impact

This attention to detail is appreciated by Matt Thorley, Director at Launcelot. “Steffan is a key
sounding board for anything technical - I don’t think I could do anything tech-related without
running it past him first. He provides both that advisory service and introduces us to other relevant
partners – that's something you don’t often find in terms of that level of generosity.”

Additionally, the team were asked to manage Launcelot’s office tenants’ IT needs directly, to ensure
a high level of customer service and reduce management time for the client. “Our approach, says
Steffan, “Is to offer tenants a flexible menu of services. They are under no obligation to work with
us. if they manage their own IT, that’s fine, we can just provide the internet connectivity. However,
if they need firewalls, routers, WiFi management, or even video conferencing, we can offer that. We
also provide a complete service wrap with customer support and billing, so that the landlord knows
that everything is taken care of.”

Matt has no doubt about what the Office Ready Technology tenant service offering adds to
